Frequently Asked Questions | DC Premier Construction

Question 1

Is Mold Damage Covered by a Standard Home Insurance Policy?

Accepted Answer

It depends on what caused the mold. As a general rule, Ontario insurers distinguish between mold that resulted from a sudden, accidental, covered event and mold that developed gradually, which is typically excluded. This table is a general guide only — always confirm the specifics with your own insurance provider or broker.

Type of Mold Damage	Usually Covered by a Standard Policy?	How to Make Sure You're Protected
Mold from a sudden event, such as a burst pipe or appliance failure	Often yes, since the underlying water damage is typically covered.	Report and remediate quickly — most policies require prompt notice and mitigation to keep coverage intact.
Mold from a sewer back-up	Only with a sewer back-up endorsement added to your policy.	Confirm you carry a sewer back-up endorsement, since it's rarely included by default.
Mold from overland flooding, such as heavy rain or surface water	Only with overland water coverage added to your policy.	Confirm you carry overland water coverage, particularly if your property is in a flood-prone area.
Mold from gradual leaks or long-term moisture	Usually no — treated as a maintenance issue.	Address minor leaks and humidity promptly; routine inspections can catch problems before they become exclusions.
Pre-existing mold not disclosed at time of purchase	No — pre-existing conditions are excluded.	Have a professional mold inspection done before purchasing a property.
